  • Adjustable rate mortgages with initial fixed periods of 3, 5, or 7 years
  • Amortizations from 15 to 25 years
  • Generous loan amounts –
  • Maximum loan amount equal to the greater of the following options:
  • Option A: 70% Loan-to-Value OR
  • Option B: Lesser of 80% LTV or 80% LTC
  • LTV: Loan-to-Value references the appraised after repair value (ARV) of the property
  • LTC: Loan-to-Cost references the purchase price plus make-ready expenses
  • Requires minimum debt service coverage ratio of 1.25x
  • Other Info –
  • No seasoning required
  • Cash-out financing available if property acquired at large enough discount to market value
  • Eligible properties may include minor make-ready expenses but do not include renovation or construction projects. Make-ready expenses limited to 20% of ARV.
